Akvilon Mitino: Installation of security and resource management systems in the residential complex
The client:
The Akvilon Group of Companies – one of the Russia's leading developers.
Situation:
The comfort-class residential complex spans 13.5 hectares, requiring a large volume of modern engineering solutions that meet Russian environmental, fire safety, and sanitary standards, ensuring the safe operation of the facility. This involved implementing an IP-based security video surveillance system and automated resource consumption accounting systems (ASKUE).
Key Objectives:
- Ensure the safety of residents through a scalable system:
- 24/7 video surveillance with event recording throughout the entire property.
- Control of entrance areas, children's and sports playgrounds, evacuation exits, elevator lobbies, and other public spaces.
- Integration of the video surveillance system with fire alarms.
- Automate dispatching and resource accounting in the residential complex, including leased areas:
- Automated accounting of electricity, water, and heat consumption.
- Data transfer for processing and analysis at automated workstations.
- Transparent resource accounting system, eliminating human error.
Client Requirements:
- Ensure all systems operate 24/7 with certified equipment.
- Maximize protection of equipment from damage and unauthorized access.
- Compliance with current regulations (SP), GOSTs, and Russian Federal Laws (FZ).
- Installation of equipment considering ease of maintenance.
- Quick integration with existing systems.
Solution:
In the first phase, we audited previous solutions and adapted them to the client's current requirements.
When designing the video surveillance system, we developed working documentation, including calculations for the number of cameras, placement, and viewing angles.
- For external areas, Redline RL-IP55P-V-S.eco outdoor cameras were selected, and for internal spaces, RL-IP22P-S.eco vandal-resistant cameras were used.
The energy resource accounting system was designed based on:
- Sanext Mono CU heat meters and their integration with automatic heat consumption regulation systems.
- FEh and FEc water meters with RS-485 interfaces for data transmission.
- "Pulsar" equipment (registers, software) for centralized reading of data.
Installation work was carried out within tight construction schedules and limited access to installation zones. This required detailed planning and working in shifts.
Cable routing with labeling and protection was done through steel pipes with fire-resistant foam at the points where walls and ceilings intersect. The installation of accounting cabinets (SHASKUVT, SHVTSS) was made in communication rooms, considering ease of maintenance.
Testing:
The commissioning and testing of cameras involved adjusting their positions for complete coverage of observation zones. The systems for heat, water, and electricity accounting were tested for compliance with passport parameters, integrating with software on automated workstations. Final tests were conducted to handle emergency situations in compliance with fire safety regulations.
Project Features:
- Due to limited space under ceilings and in corridors, cable routing was adjusted to maintain minimum fire safety distances.
- Some existing solutions were incompatible with the new equipment, which was addressed by developing custom software adaptations for the project.
